Selling a Simsbury House Without the Open Houses
Most Simsbury homes find a buyer eventually. The people who call us usually are not worried about that. They are worried about the months before it: getting a large, older house ready for photos, keeping it spotless for weekend showings, then watching an inspection or a lender's appraisal reopen the price. Simply Sold RE buys Simsbury houses directly, with our own cash, in whatever condition they are in today.
Simsbury sits at the north end of the Farmington Valley, with Talcott Mountain and the Heublein Tower along its eastern edge and the Farmington River winding through the middle. The town is really four villages. Simsbury Center runs along Hopmeadow Street (Routes 10 and 202), where the historic district between West Street and Massaco Street holds some of the oldest houses in town, close to Town Hall and the shops. Weatogue lies to the south on both sides of the river, with old farmhouses on East Weatogue Street and later neighborhoods on the slopes. Tariffville, up in the northeast corner by the river gorge, grew around a nineteenth-century carpet mill and still has its tight streets of mill-era homes. West Simsbury is the most spread out, with bigger lots, horse properties and the colonials and contemporaries built from the 1960s onward.
That range is why Simsbury sales stall for such different reasons. An eighteenth-century house in the Center may need sills, a chimney and wiring before a lender is comfortable. A 1970s contemporary in West Simsbury might have a well, a septic tank and a roof all reaching the end of their lives at once. A Tariffville two-story can have lead paint under several layers of newer coats. We look at each one on its own terms and make one firm offer.
Why Simsbury Owners Choose a Direct Sale
- Settling a parent's estate. Simsbury estates go through the Simsbury Regional Probate Court, which shares Town Hall at 933 Hopmeadow Street. Once the executor or administrator is appointed, they can sign with us, and the sale can wait for the court's approval if one is needed. Furniture and attic boxes can stay. Our guide to selling an inherited Connecticut house walks through it.
- A big house that has not been updated. Four bedrooms, original baths and a kitchen from another decade add up to a long renovation before a Simsbury listing looks like its neighbors. We buy the house before any of that happens. Read about selling a house as is in Connecticut.
- Moving to something smaller. Many owners raised their families here and want a single-floor home or a retirement community. We can line the closing up with your move-in date, and our downsizing page explains how people manage the timing.
- A separation. We make a single offer both owners can review with their own lawyers, and the proceeds are divided as your agreement directs.
- A transfer out of state. If you have already started a job elsewhere, we can close while you are gone, with the documents signed through your attorney. See selling when you relocate.
The Usual Findings in a Simsbury House
When we walk through a Simsbury property, the same handful of items comes up again and again. Oil heat is common, and some yards still hide a buried tank from decades ago. Any house built before 1978 may carry lead paint, which federal rules require a seller to disclose if known. Outlying parts of town rely on private wells and septic systems, and the Farmington Valley Health District, not the town building department, handles septic and well matters here. Older houses in the villages may have knob-and-tube or early panels that insurers dislike. None of this ends the conversation with us. We price it into the offer up front and do not ask for credits later.
If your Simsbury home is in good shape and you have the time to list it, you will probably do better with a local agent, and we will tell you that honestly. Where a cash buyer helps is the house that needs real work, the seller who needs a certain date, or the family that wants the whole thing finished in one step.

Selling in Simsbury: Taxes, Probate and Closing
The local details that decide how smoothly a Simsbury sale goes.
Simsbury Property Taxes and the Fire District Rate
Connecticut towns tax real estate on an assessment set at 70 percent of market value, multiplied by a mill rate. Simsbury's bill has two parts: a town rate and a fire district rate. For the 2025 Grand List the town set 33.67 mills and the fire district 1.33, for a combined 35.00 mills on real estate. Bills go out at the end of June and are paid in two installments, July and January. The Tax Collector and the Assessor both work out of Town Hall at 933 Hopmeadow Street.
Taxes that go unpaid become a lien on the house and pick up interest every month until they are cleared. If you have fallen behind, a sale is one of the simplest ways to settle it, because the closing attorney pays the town before any money reaches you. Our page on selling a Connecticut house with a tax lien covers the options.
Inherited Simsbury Homes and the Regional Probate Court
Connecticut probate courts are regional. Simsbury's is the Simsbury Regional Probate Court, which handles estates for Simsbury, Avon, Canton and Granby from its office in Town Hall. Heirs usually cannot sell until the court has appointed a fiduciary, either the executor named in a will or an administrator when there is none. In some estates the court also has to approve the sale before it closes. We are used to that wait and will sign a contract that allows for it. The full process is in our Connecticut probate selling guide, and if a parent is still living but can no longer manage their affairs, see selling a house under a conservatorship.
Wells, Septic Systems and Buried Oil Tanks
Large parts of Simsbury are sewered, but many homes in West Simsbury and other outlying areas are not. A failing leach field, a well with a poor water test or a steel oil tank buried decades ago can each stop a financed sale cold, since lenders and insurers want those problems fixed before they commit. We do not need either one. We buy with the tank in the ground and the septic as it stands, then handle the work ourselves after closing. For background, read about selling with a failed septic system and selling with a buried oil tank.
How a Simsbury Closing Works
Connecticut closings are run by attorneys rather than title companies, and buyer and seller normally each have their own. Your attorney collects the mortgage payoff, confirms the taxes with the Tax Collector, prepares the deed and files the conveyance tax return. The seller usually owes that tax: the state charges 0.75 percent on a home's price up to $800,000 and higher rates on the portion above it, and the town adds a municipal share. When we are the buyer, we pay both, along with our own closing costs, so what you see in our offer is what you walk away with after your payoffs.
Behind on the Mortgage in Simsbury
Foreclosure in Connecticut goes through Superior Court, so it takes months rather than weeks. Owner-occupants of eligible homes can ask for the court's Foreclosure Mediation Program to sit down with the lender. If the case reaches judgment, the court sets either a law day, after which title passes to the lender in a strict foreclosure, or a date for a court-ordered sale. Selling before that point lets you pay the loan off yourself and keep whatever equity is left. Our foreclosure page and Connecticut foreclosure timeline explain each stage.
