The Capitol Region is not one housing market. A three-decker on Park Street, a 1950s Cape in Newington and a four-bedroom colonial on a big Glastonbury lot each attract different buyers and run into different problems when they are listed. Hartford & the inner-ring towns
Hartford itself, with West Hartford, East Hartford, Newington, Rocky Hill, Bloomfield and Wethersfield around it. Much of what we see here was built before the Second World War: Hartford's "perfect six" two-families and three-deckers, Victorians in the West End, and brick colonials along the West Hartford line. Old knob-and-tube wiring, oil boilers and lead paint are routine, and so are rentals with tenants still in them and houses passed down through a probate estate. Those are the details that slow a conventional sale and the ones we price in up front.
The Farmington Valley & western cities
West of the city the map splits in two. Farmington, Avon and Simsbury are mostly colonials and contemporaries on larger lots, where the sales we see are estates and owners moving on. New Britain and Bristol are old factory cities with plenty of two- and three-family homes, many of them rentals. We buy in both, and you choose the closing date. The eastern & northern river towns
Across the Connecticut River sit Glastonbury, South Windsor and Manchester, with Windsor and Enfield up I-91 toward the Massachusetts line. Parts of this area fall inside the zone where pyrrhotite in concrete has caused crumbling foundations, and that alone can stall a listing. A buyer's lender may balk at a cracked basement wall. We do not need a lender, so we can still make an offer.
