A three-unit building with one month-to-month tenant and two vacant apartments, carrying an unreleased mortgage and municipal tax liens on title. We cleared both and worked the closing around the seller's travel schedule — then a deep freeze burst two radiators days after closing and flooded the building. Our contractor caught it in time, and the repairs were ours, not the seller's.
Our buyer walked days after this renovated Cape went live. Because we keep backup offers warm, a second fully executed contract moved into first position immediately — inspections, appraisal and repairs were done within days and the sale closed and funded just under three weeks later.
Multiple consecutive retail contracts collapsed on this two-family — asbestos remediation requirements, FHA appraisal conditions that wouldn't clear, and a buyer whose credit failed at underwriting. We remediated, installed new mini-splits, updated both units, and refinanced rather than keep chasing buyers.
